Lock-Up
External walls done, house is weatherproof and lockable.
Fit-Out
The inside comes together. Kitchen, bathrooms, flooring, paint.
Practical Completion
Nearly there! Final checks, defects inspection, and handover.

Cooling-off period
5 business days in NSW after signing. You can pull out (may lose 0.25% deposit).
Statutory warranties
6 years for structural defects, 2 years for non-structural. Starts from completion.
Home Warranty Insurance
Required for work over $20K. Protects you if builder dies, disappears, or becomes insolvent.
Progress payments
You only pay for completed stages. Don't pay ahead. Check work before each payment.
Variations in writing
Any changes to the contract MUST be agreed in writing with a price before work starts.

NSW Fair Trading mediates disputes for free. Lodge a complaint before going to NCAT.
